Use the figures alongside a real estate agent’s relevant experience, their proposed strategy for buying or selling, and their understanding of your needs.

How to Choose a Queenstown Property Agent

Use these checks to compare the property agents on your shortlist before deciding whom to appoint.

  • Verify Their Identity: Check the salesperson’s registration and available transaction history through the CEA Public Register. Make sure the details match the person you are speaking with.
  • Look for Relevant Experience: Consider their work with similar HDB flats and their knowledge of the local neighbourhood.
  • Check the HDB Flat’s Estimated Resale Value: Start with recent sales of similar flats, considering floor band, size, remaining lease and location. Ask your real estate agent to explain how differences in exact storey, views, condition and layout affect their price assessment.
  • Assess Their Approach: Choose someone who explains trade-offs, respects your budget and proposes a buying or selling strategy that fits your needs and timeline.
  • Question Investment Proposals: If a property agent recommends a “sell one, buy two” strategy, ask how it fits your housing needs and budget. Request a clear breakdown of costs, borrowing assumptions and risks, including vacancies or a drop in household income. Take time to seek independent advice before committing.
  • Understand the Fees and Services: Confirm the commission, included services, additional charges and any exclusive appointment period before signing. If you are selling, ask whether photography, video walkthroughs, property listings and social media promotion are included. Agree on how often you will receive updates and who will handle your enquiries and viewings.

What Do These Figures Mean?

  • Median Resale Price: The middle price when transactions are arranged from lowest to highest. It is less affected by unusually expensive or inexpensive sales than an average.
  • Typical Range: The range covering the middle 50% of recorded resale prices for each flat type. About a quarter of sales fall below this range and a quarter above it.
  • Median Price per Sq Ft: The middle price per square foot, calculated from each transaction’s resale price and floor area. This helps compare prices across different flat sizes, although location, lease and condition still matter.
  • Recorded Transactions: The number of sales included for each flat type. Groups with fewer than 30 transactions are labelled as small samples because a few sales can have a greater effect on the figures.

How Can Buyers and Sellers Use These Prices?

For HDB Buyers: Use the figures to see which flat types may fit your budget. A flat priced above or below the median is not automatically overpriced or a bargain. Ask what explains the difference.

For HDB Sellers: Use the figures as a starting point for discussing your asking price. The typical range is not a valuation range for your flat, and your eventual sale price may fall outside it.

Ask your property agent to identify recent sales with a similar floor area, remaining lease, storey range and location. They should explain how differences in condition, layout and other features support their suggested asking price or purchase offer.

Source and Calculation: HDB Insights analyses HDB resale transaction records for the stated reporting period. The typical range runs from the 25th to the 75th percentile of recorded resale prices. Median price per square foot is calculated from individual transaction values where floor area is greater than zero. The figures reflect the mix of flats sold during that period, so changes can result from different properties being sold as well as changes in market prices.

Which Sales Are Relevant to Your Flat?

Start with flats of the same type in nearby blocks, then compare floor area, remaining lease and floor level. Ask your property agent how differences in location, layout and condition affect the comparison and support their suggested price. The examples above have not been matched to your individual property.

Want a Personalised Price Comparison?

Find out how your flat compares with relevant recorded sales. Message HDB Insights with your block, street, flat type, floor area, storey range and remaining lease. We can help you identify useful comparisons and understand the factors that may affect your flat’s resale price.

Message HDB Insights for a Personalised Price Comparison

This comparison provides an indicative reference based on available transaction data. It is not a formal property valuation or a guarantee of the price your flat will achieve.

Source and Selection: Based on HDB resale transaction records, this table shows up to three recent examples per flat type, selected from the latest available month first, with earlier months included where needed. These examples may include records newer than the reporting period used for the property agent rankings and price benchmarks. Records indicate the transaction month rather than the exact sale date, and records within the same month are selected using an internal record ID. These examples are not necessarily representative of the overall market and are not attributed to any featured property agent.

Questions to Ask a Queenstown HDB Property Agent

Use these questions to compare how property agents would handle your transaction. Look for specific examples and clear explanations that relate to your flat, budget and timeline.

What Experience Do You Have with Similar HDB Flats in Queenstown?

Ask about transactions involving similar flat types, nearby blocks, remaining leases and price ranges. Discuss what the real estate agent knows about the immediate neighbourhood, including transport, schools and amenities, and how that knowledge would inform their advice.

Which Recent Transactions Support Your Price Assessment?

Ask the property agent to explain why each comparison is relevant. They should consider differences in floor area, remaining lease, floor level, location and condition, and distinguish completed transactions from advertised asking prices.

How Would You Set My Asking Price and Decide When to Review It?

Sellers should ask how the proposed price balances recent sales, competing listings and their preferred timeline. Agree on what evidence would prompt a review, such as enquiries, viewing feedback or new transactions. A suggested selling price is an assessment, not a guaranteed outcome.

How Would You Help Me Shortlist Flats and Decide What to Offer?

Buyers should discuss their budget, preferred locations, household needs and acceptable trade-offs. Ask how the property agent will assess shortlisted flats, highlight drawbacks and recommend an offer that reflects both the transaction evidence and your priorities.

What Is Your Marketing Plan for My HDB Flat?

Ask which channels the real estate agent will use, how photographs and listing details will be prepared, and what features they would emphasise. A useful plan should explain who the likely buyers are and how the marketing will reach them.

How Will You Assess Buyers’ Readiness and Manage Viewings?

Ask how enquiries will be screened for requirements, budget and readiness to proceed. Discuss viewing arrangements, how feedback will be collected and how the property agent will follow up with interested buyers.

What Services and Costs Are Included in Your Fee?

Request a clear breakdown of the proposed commission, included services, any applicable GST and additional charges. Ask when payment would be due and ensure the agreed terms are documented before appointing the real estate agent.

Is the Appointment Exclusive, and for How Long?

Ask the property agent to explain the proposed arrangement, its duration and the conditions for ending or renewing it. Clarify when commission could become payable, including if you find a buyer or property through another source.

How Will You Handle Negotiations and Keep Me Updated?

Discuss how offers and counter-offers will be presented, how the property agent will explain your options and which decisions require your approval. Agree on a communication channel and update frequency, including when there has been little progress.

What Should I Prepare, and How Will You Manage the Timeline?

Ask for an outline of the documents, checks and milestones relevant to your transaction. Sellers can discuss preparation before marketing; buyers can discuss checks before committing. If you are buying and selling at the same time, ask how the two timelines will be coordinated and what could cause delays.

Should I Choose the Property Agent with the Most Recorded Transactions?

Not necessarily. An active real estate agent may have broad local experience, while someone with fewer transactions may have experience more relevant to your flat. Ask who will handle your enquiries and viewings, how much time they can commit and how their proposed approach fits your needs.

What Should I Compare When Speaking with Different Real Estate Agents?

Give each property agent the same information about your property or search requirements. Compare their supporting evidence, proposed strategy, availability and total fees. Pay attention to how clearly they explain their reasoning and respond to concerns, rather than focusing only on the highest price estimate or lowest commission.

Sources and Methodology

Where Does the Property Agent Activity Data Come From?

Property agent activity is derived from publicly available salesperson transaction records published by the Council for Estate Agencies (CEA). HDB Insights filters these records for HDB resale activity in Queenstown during the stated reporting period.

Salespersons are identified by their CEA registration numbers rather than by name alone. This helps distinguish individuals with similar names and allows their recorded activity to be aggregated consistently.

How Is a Real Estate Agent’s Transaction Activity Calculated?

Each recorded transaction side represented by a salesperson counts as one unit of activity. Buyer-side and seller-side representation are counted separately, then combined to calculate the salesperson’s total recorded HDB resale activity in Queenstown.

For example, representing a buyer in one transaction and a seller in another contributes two recorded transaction sides. The figures do not represent the number of unique properties personally sold by the property agent.

How Are Property Agents Ranked?

Property agents are ranked by their total recorded buyer-side and seller-side HDB resale activity during the reporting period. Where total activity is equal, those with more recorded seller-side activity are placed first.

The ranking is calculated by HDB Insights and is not an official CEA ranking. It measures recorded activity, not customer satisfaction, responsiveness, marketing quality, negotiation ability or results achieved for clients.

What Does Market Share Mean?

Market share is calculated by dividing a property agent’s recorded transaction sides by the total recorded salesperson transaction sides in Queenstown during the same period, then multiplying by 100. It measures their share of recorded representation activity, not their share of unique HDB flats sold.

What Period Does the Data Cover?

Property Agent Activity and Price Benchmarks: These figures cover September 2025 to August 2026. The current calendar month is excluded to keep the comparison within completed calendar months.

Recent Sale Examples: These are selected separately from records dated September 2025 to September 2026, allowing current-month transactions to appear where available. The latest transaction month shown is September 2026. Earlier months may be used where a flat type has fewer than three examples in the latest month.

Completed calendar months do not necessarily have complete transaction records. Publication delays, missing records and subsequent revisions can affect all sections. Current-month examples cover a partial month and should not be used to infer a full month’s sales volume or price trend.

Where Do the HDB Price and Transaction Figures Come From?

Price benchmarks and recent sale examples are derived from publicly available resale transaction records published by the Housing & Development Board (HDB). HDB Insights calculates benchmarks for the relevant town, flat type and completed-month reporting period, while selecting recent sale examples using the separate date window described above.

How Are Recent Sale Examples Selected?

Up to three transactions per flat type are selected, starting with the latest available month within the recent-sales window. Where records share the same month, an internal record ID determines which examples are selected. This provides a consistent selection order but does not establish which sale occurred first within that month.

The examples are not necessarily representative of the overall market, are not automatically matched to your property and are not attributed to any featured property agent.

Why Can Real Estate Agent Activity and HDB Resale Transaction Counts Differ?

CEA salesperson records and HDB resale records have different fields, coverage and reporting processes, and are analysed separately. Property agent activity counts represented transaction sides, while HDB resale records describe property transactions. Their totals should not be expected to match or be treated as interchangeable. Recent sale examples may also include newer records than the period used for the activity statistics.

Are the Price Benchmarks Property Valuations?

No. The statistics describe recorded transactions and do not account for every characteristic of an individual flat. Location, remaining lease, floor level, orientation, condition and renovation can affect the relevance of a comparison. Use the figures as research reference points, not as a valuation or a prediction of your flat’s selling price.

Do Inclusion or Sponsored Placements Imply a Recommendation?

No. Inclusion in the activity rankings is not an endorsement or recommendation by HDB Insights. Paid or featured property agent placements will be clearly identified as sponsored. Payment does not influence a property agent’s position in the activity rankings or the methodology used to calculate them.
